Investing Process

Investment Process

  1. Deal Sourcing and Selection:

    • Our experienced team rigorously evaluates numerous investment opportunities each month.
    • A select "Deal of the Month" is chosen and presented to club members via email.
  2. Investor Education:

    • The principal sponsor or general partner of the chosen deal is invited to a virtual meeting (Zoom or Google Meet) to provide detailed information and answer questions from potential investors.
  3. Investment Commitment:

    • Interested members indicate their commitment through a poll.
    • The minimum investment per member is $5,000, with additional investments in multiples of $5,000.
  4. LLC Formation:

    • Once the minimum investment threshold is reached, a limited liability company (LLC) is formed to pool the investments of participating members.
    • Necessary legal documents, including operating agreements, are prepared and executed.
  5. Investment and Distribution:

    • The LLC invests in the selected real estate opportunity.
    • Any distributions from the investment are remitted to the LLC members quarterly.
    • Returns are distributed proportionally to each member's investment.
  6. Tax Implications:

    • At the end of the year, K-1 tax forms are issued to all LLC members.
